“Life is really simple, but we insist on making it complicated” Confucius

No truer words have been spoken when it comes to commercial property.

I see this all the time, and I really had to give some thought to why!! What is the need to make things hard, or seem hard? Generally, it comes down to only a few things:

1. A belief that for something to make money it must be complicated
2. A lack of seeing our own value
3. A lack of understanding

Number 1 is simply a story you tell yourself based on your upbringing or surroundings, there is no factual truth in this at all. The remedy is simple, stop believing things have to be complicated.

Number 2 is very common at all levels.  I think this often comes from your upbringing and conditioning because so many generations never outwardly flaunted their value.  Individually we don’t look at our skill sets and consider integrating them into another industry or career path, therefore in our own eyes, the process will seem more complicated than necessary. The remedy is to assess your skill sets and what you enjoy doing then incorporate that into the commercial property sector.  You will be surprised on what roles you can play, this will also assist in selecting the asset class that suits you best.

Number 3 is what I hear the most. There is this strange idea that we need to know all the steps upfront, and all the possibilities, and challenges…. and the story goes on. However, the reality is we don’t need to know it all ourselves.  What we need is to focus on having a team of professionals and experts that specialise in their field. Commercial property is a people game and a team effort, so the most important thing you need to know, is to build great relationships with the right people. When I am selecting a team and building those relationships, I make sure that I engage people that are at the top of their game in that particular field, experts that will explain to me what I need to know. I am not an engineer or a builder, or a lawyer, or even an agent, however I work with some of the best in the industry and together we are a formidable team, so the end results are destined to be spectacular.

There is one other point on this topic, people that like to make things seem complicated, most likely don’t understand it themselves.

Give yourself a break, stop thinking it is hard and give it a go, just remember to engage a team of experts to ensure the experience is enjoyable.
